Located in the gorgeous foothills of Capannori, this exclusive recently-restored villa is the perfect location for unforgettable day trips to the most beautiful towns in Tuscany and provides a unique opportunity to admire its splendid landscapes while soaking up the region’s incredibly rich historical and cultural heritage.

The villa is just a stone’s throw from the fortified city of Lucca. Hidden behind imposing Renaissance walls, its cobbled streets, handsome piazzas and shady promenades make it a perfect destination to explore on foot. At the end of the day, historic cafes and restaurants tempt visitors to relax over a glass of Lucchesi wine and a slow progression of rustic dishes prepared with fresh produce from nearby Garfagnana. If you have a car, the hills on the east of Lucca demand exploration.

The villa is also just a few kilometers from Pisa, exceptionally well-known for its Leaning Tower. Moving between its alleys and riversides you will discover architectural jewels such as Santa Maria della Spina, the headquarters of the Scuola Normale Superiore in Piazza dei Cavalieri, the exhibitions of Palazzo Blu and the magnetic charm of Piazza dei Miracoli. Start from the Baptistery and head to the 130-meter Camposanto Monumentale overlooking the square.

The villa is also a few kilometers from the sunny seaside town of Viareggio, one of Tuscany’s largest seaside resorts, graced with an air of elegance lent mainly by the long avenue of palms that runs the length of its seafront promenade. A modest collection of Art Nouveau-style frontages adds to the sense of refinement, though for the most part the buildings are old-style seaside hotels. Its beaches are all private, except for the free stretch between Viareggio and Torre del Lago.

Immersed in the green of the Mediterranean scrub, the traditional town of Forte dei Marmi is famed for its exclusive hotels, magnificent villas, designer boutiques and luxury beach chalets. In the 1930s, the Fiat-founding Agnelli family made the town popular by buying a summer residence here, and the holiday home trade hasn’t stopped since. The maze of tree-lined streets that lead off Roma Imperiale, to the south of the historic center, hold the plushest villas and celebrity hotspots.

The Property. Set in a serene countryside of gently rolling hills, Villa Fedra provides the perfect retreat for those seeking complete privacy and relaxation in the heart of Tuscany. Once owned by one of the most noble families in Tuscany, this magnificent 17th-century villa has been recently restored while preserving the atmosphere of a traditional Tuscan farmhouse. Combining modern comfort and relaxation, Villa Fedra can accommodate up to twelve guests featuring six double bedrooms and five bathrooms spread over two floors.

Immersed in a lush garden with lavanda bushes and roses, the villa boasts a magnificent swimming pool and a paved poolside area furnished with comfortable sun loungers inviting guests to sit back and unwind. Offering a calm atmosphere, the poolside area represents an idyllic spot for basking in the sun and enjoying wonderful moments of relaxation in the company of a good book and a glass of prosecco. The garden also features a generous al fresco shaded dining area with barbecue for up to twelve people.

Flooded with light, the ground floor boasts a spacious living room with fireplace, flat-screen satellite TV and comfortable sofas with plenty of seating. As the evening falls, gather around the fireplace and enjoy a glass of local wine with your fellow guests. On the same floor you will also find a generous dining room with large table and venetian chandelier, and a fully-equipped Tuscan kitchen opening onto the courtyard complete with al fresco dining area. The ground floor also houses a laundry room and a guest bathroom.

Offering an exquisite blend of period charm and modern comfort, the ground floor features a bright double bedroom with en-suite bathroom with shower. Accessed by a short flight of steps, the first floor houses a sitting room overlooking the pool and the garden, a comfortable double bedroom overlooking the pool, three double bedrooms with garden views, and a bright double bedroom overlooking the courtyard. On the same floor you will also find two shared bathrooms complete with bathtub and separate shower stall.

Nestled in the rolling hills of Tuscany, luscious gardens and forests make this property the perfect escape. The villa is surrounded by 14,5 acres of land with olives groves, vineyards, natural spring, fountains, hiking trails and scenic vistas. Villa Fedra also boasts a vegetable garden with organic herbs and produce, and a historic chapel original to the property. The villa also features air conditioning units in each bedroom and wireless Internet access throughout the villa and the pool areas.

Please note that the villa has made some improvements for 2023: change of all mattresses in the rooms, high-quality bed linen, new air conditioning system in the living areas and kitchen on the ground floor, total renovation of all kitchen appliances (now there are two fridges, ice maker, two dishwashers, a new professional kitchen, a microwave, and new furniture and dishware), renewal of all the outdoor lounge areas (now there are wicker sofas with white cushions, both in the pool area and in the lounge area in front of the villa, and in the outdoor dining area), and completely-renovated heating system that makes the villa suitable for renting even in winter.

Retention time
