Location and Surrounding Area
Nestled into the dramatic hillsides just above Civenna, Villa Civenna offers awe-inspiring views across both Lake Como and its surrounding mountains. Uniquely located just a stone’s throw away from the center of Civenna, this property would make an elegant destination for a family gathering or group of friends wishing to get to know the marvels of Lake Como and its celebrity inhabitants. Its position, in fact, allows both daily trips to enjoy vibrant cities and visits to natural and historical spots.

Just 600 meters from the villa, the gorgeous hamlet of Civenna dates to pre-classic times, and you will find numerous tombs carved into the granite rock, suggesting Celtic or pre-Celtic roots. Today, there are less than 750 people living there, and you are guaranteed a warm welcome from the locals. For the landscape photographers amongst you, take a short walk out to the so-called glacial erratic rocks lying around in abundance for a photogenic Alpine experience.

Bellagio is a small jewel located on the promontory that separates the two southern branches of the lake, those culminating in the cities of Como and Lecco. Bellagio is one of the most glamorous destinations in Lombardy. In fact, it is home to a colorful historic center, beautiful gardens, and charming neighborhoods. In addition, its central position makes it perfect for visiting beautiful surrounding towns such as Varenna, Tremezzina, or Menaggio, which you can easily reach by boat.

Take a boat to Tremezzo, one of the most romantic places on Lake Como, and visit Villa Carlotta. Built at the close of the 17th century, Villa Carlotta was enriched by valuable works of art, including incredible sculptures by Antonio Canova, still on display inside the villa. But the main attraction is its luxuriant garden by the calm waters of Lake Como, which is divided into two parts: an Italian garden designed in the 18th century and an English one laid out by Princess Carlotta herself.

The villa is also a few kilometers from Menaggio, the most important center on the western coast of Lake Como. Thanks to its central position, Menaggio is the ideal starting point for any type of excursion: by boat, you can access the sumptuous villas of the lake, while on foot or by mountain bike, you can discover the paths of Parco Val Sanagra. Golf lovers can enjoy an exclusive 18-hole course founded in 1907, and those who prefer sports can rent a kayak while enjoying the outstanding views of the surrounding nature.

Villa Civenna is 68 km from Milano Linate Airport and 76 km from Milano Malpensa Airport. The villa is just 600 meters from Civenna, 7 km from Bellagio, 11 km from Villa Carlotta, 11 km from Tremezzo, 13 km from Varenna, 14 km from Menaggio, 14 km from Lenno, 14 km from Mezzegra, 15 km from Lezzeno, 15 km from Villa del Balbianello, 16 km from Isola Comacina, 21 km from Argegno, 29 km from Laglio, 33 km from Blevio, 33 km from Como, and 38 km from Cernobbio.

The Property
Proudly standing on the calm waters of Lake Como, Villa Civenna lies in twelve hectares of superb parkland, which includes an intimate selection of different botanical and architectural gardens. With spectacular views of the lake and its surrounding mountains, the property boasts a furnished 110-square-meter terrace, a heated pool, and 650 square meters of living accommodation over two floors. With tasteful Biedermeier-style furnishings, Villa Civenna sleeps ten guests in the main villa (4 double bedrooms and 2 single rooms).

With dramatic lake and mountain views, the villa boasts an exclusive pool (heated on request at an extra cost) surrounded by comfortable sun loungers, inviting guests to sit back and enjoy the panorama. Offering a tranquil atmosphere, the poolside area and the immaculate gardens provide the perfect setting to relax and unwind. Surrounded by nature, the outdoor area boasts idyllic, furnished spots for wonderful moments of relaxation. Evenings will be delighted by tasty dinners served in the al fresco dining areas.

Main Villa:
The upper floor of the main villa boasts a generous living room with sweeping views over Lake Como and the surrounding mountains. The living room features a smart TV, a fireplace, a card table, and access to the terrace. Adjacent to the living room is the formal dining room, which can seat up to twelve guests and offers views over the mountains and the garden. The kitchen on the upper floor is fully equipped and has direct access to the terrace. A handy guest bathroom completes the upper floor. Please note that fireplaces can only be lit by staff.

The lower floor of the main villa offers a second living room and kitchen area, a library, a TV room/studio with an exclusive harp, and a wine room. The living room features a Carl Stein grand piano, while the dining area on this floor can seat up to eight guests. The second kitchen is more for wine-tasting events or may be used as a bar. The wine room also has a wine-tasting table. The library is a lovely spot to enjoy some peace and quiet in the company of a good book.

The main villa can sleep ten guests in six bedrooms (four double bedrooms and two single rooms) and five bathrooms spread over two floors. The lower floor features three bedrooms: a double bedroom with queen-size bed and a single room sharing a bathroom; and a single room with its own en-suite bathroom and a fireplace. On the upper floor, you will find: the master bedroom, complete with a king-size bed and an en-suite bathroom with Jacuzzi tub; and two double bedrooms sharing a large bathroom. Please note that fireplaces can only be lit by staff.

All bedrooms are superbly furnished and feature high-quality linen and bath amenities. Air conditioning is available in the three double bedrooms on the upper floor. Please note that air conditioning is not available in the bedrooms on the lower floor. However, concerning the lower floor, air conditioning will not be necessary as the villa is located at almost 650 meters of altitude. In these rooms (one double bedroom and two single rooms), you will find Dyson cooler fans.

Dépendance:
On the ground floor of the dépendance, which is found nearby the pool, you will find a well-equipped gym. Allowing fitness enthusiasts of all types to maintain their programs while on holiday, the gym is equipped with Technogym equipment, including treadmills, bikes, kinesis, strength machines, benches, and multiple accessories. The gym has direct access to the patio and the garden. On the same floor, you will also find a well-equipped kitchen, a wine cellar, and a bathroom with a shower.

The dépendance can accommodate three additional guests in two extra bedrooms, which are found on the upper floor. Here you will find a single room, a bathroom with a bathtub and shower wand, and a double bedroom with a private balcony. The bedrooms of the dépendance feature air conditioning, a smart TV, and wireless Internet access, which is available both indoors and outdoors. On the lower ground floor, you will find a garage for up to four cars, a laundry room, and a bathroom with a shower.

Retention time
