The Property
Proudly set on the tranquil waters of Lake Como, Villa Civenna is nestled within twelve hectares of superb parkland, featuring a refined selection of botanical and architectural gardens. Boasting spectacular mountain and lake views, the property offers a furnished 110-square-metre terrace, a heated pool, and 650 square metres of living space arranged over two floors. Elegantly appointed with tasteful Biedermeier-style furnishings, Villa Civenna sleeps 10 guests in the main villa plus 3 additional guests in the guest house.
With breath-taking views of the lake and mountains, the villa features an exclusive pool (heated upon request at an additional cost), surrounded by comfortable sun loungers, inviting guests to sit back and soak in the panorama. The serene poolside area and pristine gardens offer a peaceful setting in which to relax and unwind. Surrounded by nature, the outdoor spaces include idyllic, furnished corners perfect for moments of calm. As evening falls, guests can savour delightful dinners in the al fresco dining areas.
Main Villa:
The first floor of the main villa boasts a spacious living room with sweeping views over Lake Como and the surrounding mountains. This elegant space features a smart TV, a fireplace, a card table, and direct access to the terrace. Adjacent to the living room is the formal dining room, which enjoys mountain and garden views. The fully equipped kitchen on this floor also provides direct access to the terrace. A convenient guest bathroom completes the upper level. Please note that fireplaces may only be used under staff supervision.
The lower floor of the main villa offers a second living room and kitchen, a library, a TV room/study featuring an exclusive harp, and a wine room. The living area is enhanced by a Carl Stein grand piano. The second kitchen is ideal for wine-tasting events or may be used as a bar. The wine room includes a dedicated tasting table. The library provides a peaceful retreat, perfect for relaxing with a good book. The villa has six bedrooms (four double bedrooms and two single rooms) spread across both floors.
On the upper floor, you will find the master bedroom featuring an en-suite bathroom with a Jacuzzi tub, and two double bedrooms, one with an en-suite bathroom with shower, and the other with a bathroom with shower located just outside the room. The lower floor comprises three bedrooms: one double bedroom with a queen-size bed and a single room sharing a bathroom, plus a single room with its own en-suite bathroom and a fireplace (may only be used under staff supervision).
All bedrooms are beautifully furnished and equipped with high-quality bed linen and bath amenities. Air conditioning is available in the three double bedrooms on the upper floor. Please note that the bedrooms on the lower floor are not air-conditioned; however, this is generally unnecessary due to the villa’s elevated position at nearly 650 metres above sea level. These rooms (one double and two singles) are equipped with Dyson cooler fans.
Guest House:
On the ground floor of the dépendance, located near the pool, guests will find a well-equipped gym. Perfect for fitness enthusiasts wishing to maintain their routines while on holiday, the gym features Technogym equipment, including treadmills, exercise bikes, kinesis, strength machines, benches, and a variety of accessories. It also offers direct access to the patio and garden. On the same floor, there is a fully equipped kitchen, a wine cellar, and a bathroom with a shower.
The dépendance can accommodate up to three additional guests in two bedrooms located on the upper floor. This level comprises a single bedroom, a bathroom with a bathtub and shower wand, and a double bedroom with a private balcony. Both bedrooms are fitted with air conditioning, smart TVs, and Wi-Fi access available throughout, both indoors and outdoors. On the lower ground floor, guests will find a garage with space for up to four cars, a laundry room, and another bathroom with a shower.
In past years, when the villa (including the dépendance) was fully occupied, our staff stayed in an apartment approximately 300 metres from the property. From 2026 onwards, a self contained staff quarters in the basement of the guest house will be completed for this purpose. This space, which also houses the laundry, has its own independent access from both the road and the grounds. It is entirely separate from the guest areas and will be used exclusively by our staff.
