Cancellations 60–40 days before arrival: 50% penalty.
Cancellations 39 days or fewer before arrival: 100% penalty. All cancellation requests must be submitted in writing. We strongly recommend purchasing travel insurance.
While we encourage you to obtain travel insurance, refunds cannot be guaranteed for unforeseen events such as illness or travel restrictions. However, depending on the villa's availability and the owner's flexibility, we may be able to arrange alternative dates.

While most villas rent on a Saturday-to-Saturday basis, we understand the importance of flexibility. We'll always do our utmost to accommodate your unique travel plans—sharing these details early allows us to identify villas with flexible schedules.

Included services vary by property and are determined by each villa's specific policies, as well as the discretion of the owner and property manager. In most cases, the rental price includes final cleaning, Wi-Fi, bed linen, bathroom towels, routine maintenance, basic concierge assistance, and utilities (subject to individual villa terms). Select prestigious villas may also include enhanced services such as daily breakfast, butler service, private chef for lunch or dinner, housekeeping staff, and a dedicated 24/7 concierge. If you wish to personalise your stay further, our team is pleased to arrange additional bespoke services with advance notice.
While Your Booking & Stay
Yes. Because availability can change quickly, we recommend a 48–72 hour hold to give you time to decide without pressure or risk.
Once you are ready to proceed, your dedicated villa specialist will provide a personalised rental agreement along with detailed payment instructions. The villa will be placed on hold for four days, during which time the agreement must be signed and payment completed. Payments may be made via bank transfer (in EUR or USD) or by credit card. For select villas, USD payments without bank fees are available. We kindly ask that you review the individual rental terms and conditions carefully, as these may vary by property.
Once payment is received, you'll receive final confirmation and access credentials (username and password) for your booking portal.

Security deposits are due 7–10 days prior to your arrival and are typically pre-authorised on a credit card, with no associated bank fees. Following departure and confirmation that no damages have occurred; the pre-authorisation is promptly released. Alternative payment methods may be considered in special circumstances.
Upon your arrival, you are going to be personally welcomed by the key holder or villa manager, who will provide a full tour of the property along with helpful local insights. Standard check-in is between 4:00 p.m. and 7:00 p.m. Any arrivals outside this time frame must be communicated to us in advance. Please note that a supplemental fee may apply for check-ins beyond the standard hours.

Gratuities in Italy are always optional and offered at your discretion, based on their level of satisfaction. While never required, tips are appreciated for exceptional service. As a general guideline, we suggest the following:

After Your Booking and Departure
