Location and Surrounding Area. Nestled into the dramatic hillsides just above Bellagio, Villa Civenna offers awe-inspiring views across both Lake Como and the Alps. It would make an elegant destination for a family gathering or group of friends wishing to get to know the marvels of Lake Como and its celebrity inhabitants.

The gorgeous hamlet of Civenna dates back to pre-classic times and you’ll find numerous tombs carved into the granite rock, suggesting Celtic or pre-Celtic roots. Today there are less than 750 people living there and you’re guaranteed a warm welcome from the locals. For the landscape photographers amongst you, take a short walk out to the so-called glacial erratic rocks lying around in abundance for a photogenic Alpine experience.

Villa Civenna is in an ideal location for exploring Lake Como. Lake Como has been an elite destination since the times of the Roman Empire and its glamorous inhabitants, deep blue water, wooded hillsides and dramatic Alpine backdrop ensure that the visitors keep on coming. The property is only a short drive from the romantic gem of Bellagio, known locally as La Perla del Lago (the pearl of the lake) for its outstanding beauty, cobbled streets, quality restaurants, local trattorias, chic shopping and of course the famous Italian homemade gelato ice cream.

Nearby Menaggio is a pretty ferry-ride across the water and where all the action is if you fancy meeting up with visitors from all over the world. The town centre is full of exclusive boutiques and traditional craft shops with a plethora of pretty piazzas for sipping a coffee and pointing out famous people from behind your sunglasses. The old town is marvellously medieval and you can take a walk along the enormous walls that once bordered the ancient castle.

There is plenty to do on the waters of Lake Como itself. A whole host of water sports are available and it's easy to spend entire days sailing, canoeing, windsurfing, water skiing and kite surfing. There are water skiing schools in Lezzano, a hydro-plane school for pilots in the town of Como and several sailing schools in Dervio. Como also hosts various international speed boat races and becomes a magnet for the rich and famous. And let’s not forget the magnificent walking, horse-riding and cycling trails around the lake, which take you through charming villages and along panoramic, waterfront promenades.

Villa Civenna is about 70 km from Milan’s Linate international airport and 80 km from Melpensa. The Civenna Helipad is less than 1km from the property. The centre of Milan is about an hour and a half drive. Bellagio is a mere ten minute drive, Lezzeno a 20 minute drive along the Lake and if you want to continue down to Como, that’ll be another 20 minutes. Menaggio is about 40 minutes away by car and ferry.

The Property. Villa Civenna lies in 12 hectares of superb parkland, which includes a more intimate selection of different botanical and architectural gardens. The estate sleeps up to ten guests and offers 550 m2 of living accommodation over two floors, 110 m2 of furnished, lake-view terrace and a delightfully private, heated swimming pool. The villa has featured in several important property magazines and is noted in particular for its tasteful Biedermeier style furnishings and the sublime quality of the artefacts and custom-made furniture.

There are six sumptuous bedrooms and five bathrooms spread over the two floors. The master bedroom, with a king-sized bed and en suite bathroom with massage jet bathtub, is on the upper floor, along with two double bedrooms that share a large bathroom. The remaining three bedrooms are on the lower floor: the queen-sized bedroom and a single bedroom that share a bathroom and the single bedroom with its own en suite plus a fireplace. All of the bedrooms are superbly furnished and feature high quality linens and toiletry products.

The enormous living room with sweeping views over Lake Como and the mountains is on the upper floor and features a Smart TV, a fireplace, card table and access out onto the terrace. The adjacent dining room has formal seating for 12 guests with breathtaking views over the mountains and garden as you sup your soup. The kitchen on the top floor is fully equipped with everything you might need to recreate some local delicacies and also has direct access out onto the terrace. A handy guest WC completes the top floor.

In addition to the three bedrooms previously mentioned, the lower floor offers a second living room and kitchen area, the library, a TV room/studio with a harp and finally a wine room. The wraparound, Winter Garden, living room features a Carl Stein grand piano, dining area for up to eight guests and direct access to the gardens. The second kitchen is more for wine-tasting events or may be used as a bar. The wine room also has a wine-tasting table. The library is a lovely spot to enjoy some peace and quiet with a good book.

The immaculate gardens have plenty of furnished areas for just sitting back to enjoy the views or why not spend an afternoon splashing about in the swimming pool or lounging on the sun-beds and soaking up some sunshine in true Italian, “Dolce Vita” style!

Please note that air conditioning will soon be available in the three double bedrooms on the first floor. Concerning the lower ground floor, air conditioning will not be necessary as the villa is located at almost 700 m of altitude. In these rooms (one double bedroom and two single rooms) you will find Dyson cooler fans.

On the ground floor of the dépendance you will find a living room with fireplace, a dining table, a well-equipped kitchen and direct access to the patio and the garden. On the same floor you will also find a wine cellar and a bathroom with shower. On the upper floor you will find a single room, a bathroom with bathtub and shower wand, and a double bedroom with balcony. The bedrooms of the dépendance feature air conditioning, smart TV and wireless Internet access, which is available both indoors and outdoors. On the lower ground floor you will find a garage for up to four cars, a laundry room and a bathroom with shower.

Please note that the maid sleeps in an independent dépendance located in an isolated area of the park of the property. However, if guests are interested in the option with the dépendance, the maid will stay in a nearby apartment in Civenna and therefore no longer within the property.

A gym will be available in the dépendance from mid-April 2023. It will be equipped with Technogym equipment including treadmills, elliptical trainers, bikes, Kinesis, strength machines, benches and multiple accessories.
