Immersed in the peaceful Umbrian countryside, just a few kilometres from Assisi, this modern villa is ideally located to explore the region’s cultural highlights and most spectacular natural wonders. Surrounded by rolling hills, this exclusive three-bedroom villa is the perfect retreat for unforgettable day trips to Umbria’s most beautiful towns and offers a unique opportunity to admire its splendid landscapes while soaking up the region’s incredibly rich historical and cultural heritage.

In less than ten minutes by car, you can reach Assisi, best known as the birthplace of Saint Francis of Assisi. With the plains spreading picturesquely below and Monte Subasio rising steep and wooded above, the mere sight of Assisi in the rosy glow of dusk is enough to lift pilgrims’ spirits. It is at this hour, when the town is shrouded in saintly silence, that the spirit of Saint Francis can be felt most keenly. However, you don’t have to be religious to be struck by Assisi’s beauty.

The villa is just a stone’s throw from Perugia, Umbria’s largest city. Its historic centre rises in a helter-skelter of cobbled alleys, arched stairways, and piazzas framed by churches and palazzi. Reminders of its lively past are everywhere, from ancient arches and medieval basilicas to Renaissance frescoes. But while history reverberates all around, Perugia knows how to party: university students enliven the nightlife and fill café terraces, while music-lovers flock to the city in July for Umbria Jazz, one of Europe’s top jazz festivals.

The villa is a few kilometres from Panicale, on the eastern slope of Mount Petrarvella and overlooking Lake Trasimeno. Among the town’s notable landmarks are the 15th-century fountain, the Collegiata di San Michele Arcangelo, a fine example of Umbrian Baroque architecture, the Palazzo del Podestà with its high tower visible from the valley below, and the Cesare Caporali Theatre, one of the smallest theatres in the region.

The Property
Set in a serene countryside of gently rolling hills, Villa Assisi is a sophisticated residence where minimalism welcomes guests with a delicate embrace. Offering a tranquil atmosphere, this contemporary villa provides the ultimate retreat for those seeking complete privacy and relaxation in the heart of Umbria. Surrounded by a lush garden with an exclusive pool, Villa Assisi can accommodate up to six guests in three double bedrooms, each with an en-suite bathroom.

With breathtaking views over the surrounding countryside, the villa boasts an exclusive pool (heated on request) with a Jacuzzi corner and a poolside area furnished with comfortable sun loungers inviting guests to sit back and unwind. Offering a calm atmosphere, the outdoor area represents an idyllic spot for basking in the sun and enjoying moments of relaxation. It also features two gazebos: one with a shaded fitness area and another with a dining table and barbecue.

A short flight of steps connects the poolside area to the indoor part of the villa. Minimal in design, the villa features a large open-plan living and dining area complete with a modern fully-equipped kitchen offering all the amenities you might need during your stay. The living area is slightly separated from the kitchen and dining space by a modern bookcase. Boasting essential lines, the living area includes a modern fireplace, a large sofa with ample seating, and glass doors overlooking the garden.

With accommodation all on one floor, the villa includes three bright double bedrooms, each with a modern en-suite bathroom with a shower. One of the bathrooms is suitable for guests with disabilities. All bedrooms have French doors with access to the outdoor area. Flooded with natural light, the sleeping area of the villa also features an exclusive sauna and a laundry room. An integrated speaker system, operated by a portable touch pad, allows you to enjoy your choice of music throughout the property.

Retention time
