Fattoria Montaione is a 1000 acre private country estate dating back to the 11 ^th Century when Santo Stefano was a fortified castle and village life went on within its walls. The existing properties have been carefully restored and transformed into individual villas, which offer absolute privacy, a very high comfort level and the possibility to accommodate from 6 to 25  people. Some apartments, obtained by the conversion of some separate buildings, offer the same very high comfort and at the same time offer to small groups, families and couples the possibility to enjoy a relaxing holiday. Set on the very edge of the wildlife reserve Villa Frassine (House area: 350 sqm) is a stunningly restored property set in carefully landscaped gardens with generous lawns and flowering and Mediterranean borders. Sculpted into the landscape, the vast infinity pool follows the contours of the hillside and the views on all sides are simply quite breathtaking. Flag-stoned courtyards surround the house and the shady Tuscan stone loggia veranda takes in sunrise and sunset. A former hay barn now offers a superbly appointed garden room for sitting, reading, dining or relaxing or simply even after dinner dancing – on a classical note of course. Restored to its original Tuscan form and beauty, the interiors have been inspired on an Etruscan note. Wonderfully light and airy, furnished with contemporary flair. Cottage View Apartment Suite First Floor – Private Independent access outside staircase: 3 double bedrooms with ensuite shower rooms, living-dining area with kitchen corner with gas hob, electric oven, dishwasher. Small guest bathroom. No internal steps.

Garden  View Apartment Suite First Floor – Private Independent access outside staircase: 2 double bedrooms with ensuite shower rooms, 1 twin bedroom with ensuite shower room, living-dining area with kitchen corner with gas hob, electric oven, dishwasher. No internal steps.

The Cottage: A superb sitting/living/dining area which is also suitable for  celebrations, receptions, meetings, or yoga or gym activities. Glass French windows on 3 sides, east and west facing thus guaranteeing superb views and luminosity. The Cottage is heated and air conditioned and with WiFi. Feature fireplace. Guest bathroom. Seats 60 plus comfortably (please check numbers with Sarah). The main Villa is accessible on ground floor. Upstairs apartment suite accommodation all with private outside staircases.

Outside: loggia veranda with cushioned wrought iron, sunbeds, deckchairs, sun umbrellas. Steps between loggia and pool solarium. Large covered pizza oven area. Portable barbecue. Large flat lawn area. The pool, loggia and garden are all lit up at night.

Swimming pool: open 1/5 – 1/10.Infinity irregular shaped pool 7m x 21m; shallow end 1.2m - deep end 2.5m. with whirlpool bath depth 90cm.

Pets are not allowed. The property has private gate.
